a 5 Bedroom, 2 bathroom house for student rental/

This 5 bedroom End
terrace house is located a hundred yards down from Smithtown
rd.
In the centre of the student area, Smithtown
rd offers:-
Buses into university (10 minutes), Shops, Hairdressers, Restaurants, Take
away's, Pubs, Bars
All within walking distance.
There is also a sport
centre gym close by.
Hall
The
house was our second, bought a year ago and underwent a huge renovation for 5
months, including the building of an extension and the adding of a second
bathroom and toilet.
We really pride ourselves on making every tenant feel like
they are moving into a new house and in this house, I think any family would
feel proud, never mind a group of students!
The front door has both a
normal night latch and a 7 lever Mortice lock, making it completely secure
The hall, landing and stairs has
been renovated to a superior standard. Cream walls and mahogany panelling go
beautifully with the hardwood floors and add a real touch of class, as well as
being very hard wearing.
There is also a Brand new state of the art alarm system,
operated by code, with sensors in all ground floor rooms and on the front and
back doors. This can be isolated so it is alarmed at night. The downstairs bay
windows and living room windows are double glazed for added security and all
windows have window locks.
There is a security light in the back yard behind the
kitchen.
Kitchen/Living/Dining Room/downstairs
bathroom
There
is a large open plan Kitchen, Living and Dining room area. This is a beautiful Kitchen
area, with Fan assisted oven and large fridge, freezer, as well as separate
washer and dryer.
This opens up into an
eating area with dinning table and a living area with
3 piece suite, as well as TV unit and coffee
table.
There is a door to a downstairs
toilet and shower room, which is a great addition, stopping those
bathroom arguments when going out and allowing those with bedrooms downstairs
to avoid having to go upstairs to use the toilet.
There is
a back door. This door opens to an alcove and then out another door lined with a
steel sheet (this increases security and sound insulation much more than a
single door could.
With a cool blue carpet and bright walls, this is a very
warm, bright and comfy living area.
Bathroom
This upstairs bathroom consists of a toilet, sink, bath and
an electric shower.
Again, we fitted this all new and put in a high wattage
shower – no low pressure dribbles!!!!

Bedrooms
There are 5 bedrooms, 2 downstairs and 3 upstairs.
This means no one is alone downstairs.
There is no box
room in this house.
All rooms are colourfully decorated to a high standard, with
smart furniture and matching curtains and blinds, which keep heat in and sound
out.
All are a good
size and have a double bed
The
smallest room is 105 square foot, 50% bigger than a box room!!!!
They all have a desk or workstation, double wardrobe with 3
drawers, a bedside cabinet, full height shelving unit and drawer unit
All rooms
have 2 double sockets – not like other houses that give you one plug per room
All rooms also have a 3 spot light fitting to give you a
real bright room during the dark winter months.
We are very proud of
this house as we really out did ourselves. However, Spacious
communal areas, large rooms, 2 toilets and showers, excellent security and
great position are not just the end of it.
All the stuff behind
the scenes has been done to a similar high standard. The house was rewired and
a new fuse box fitted. A brand new boiler and full central heating system was
fitted. A full damp course was added and the house almost fully replastered.
All bathroom suites were fitted new, as were all light fitting, doors and
carpets.
